📊Friday, May 1st MARKET WATCH!📊 A big day of recorded Accepted Offers helps to boost our numbers for this week, but also continues to deplete our inventory, seeing the lowest number of available homes since April 3rd. ▪️11 Accepted Offers yesterday brings our weekly total to 34, 9 less than where we were this time last week. ▪️Average days on market for those homes was 7 DOM, asking prices ranging from $219K-$85K. ▪️ With only 6 New Listings hitting the market we are up to a measely 23 for the week, 12 less than this time last week. ▪️ A mere 186 homes are currently on the market without an accepted offer. This is the lowest number since April 3rd, creating a deficiency in fresh listings and holding back market activity. ▪️Last week marked the first time that we trended even with Accepted Offers vs New Listings, now we are back to being over/under, with Accepted Offers outpacing New Listings 34 to 23. ▪️ So far only 147 homes have crossed the finish line this month and closed/sold, compared to last April, 2019 total of 227.
Clearly there is still buyer activity, but seller activity is suppressing the market.
