📊Thursday, April 23rd MARKET WATCH!!!🏡 JUST ANOTHER DAY IN PARADISE EDITION: 6 Accepted Offers (AO) were recorded yesterday, showing buyer activity is continuing to slightly track upwards. Problem is that with only 4 new listings our inventory of available homes continues to decline, currently only at 188, the lowest daily count since April 3rd. A couple of more expensive homes accepted offers yesterday after over 70 Days On the Market (DOM), a bright spot for those higher end homes that have seen their interest decline. Asking prices for all AO's ranged from $515K to $130K. 3 homes accepted offers after 2 or less DOM. Only 97 homes have Sold for the month of April, compared to 227 last year. With May 1st falling on a Friday that's going to skew the numbers some, since the highest number of closings typically happen towards the end of a month and on a Friday. SO it will be interesting to see how the numbers play out after next week. I'm seeing more activity on my end, and there are ways to do it safely and continue to be responsible while still helping clients achieve their goals.
