This week has seen the slowest start in 3 weeks for Tippecanoe County housing, with New Listings continuing to roll out like mollasses. Buyers are active but seller reluctance holds back inventory.
▪️6 Accepted Offers yesterday bring our weekly total to 23. This is 11 less than where we were this time last week.
▪️3 of those Accepted Offers were on homes that had been on the market for 3 days or under, prices ranging from $375k-$120K.
▪️ With only 6 New Listings hitting the market we are up to a measely 17 for the week, 11 less than this time last week.
▪️ A mere 193 homes are on the market without accepted offers, and the average DOM for those homes is 60. This deficiency of fresh listings is holding back market activity.
▪️Last week marked the first time that we trended even with Accepted Offers vs New Listings, now we are back to being over/under, with Accepted Offers outpacing New Listings 23 to 17.
▪️ So far only 137 homes have crossed the finish line this month and closed/sold, not a very good number, especially if you compare to 2019 April's total of 227 Sold.
Clearly there is still buyer activity, but seller activity is suppressing the market.
