📊Tuesday, April 21th MARKET WATCH!!!🏡 LITTLE RAY OF SUNSHINE, EDITION: Yesterday we recorded our largest number of single day Accepted Offers since March 2nd and highest number of new listings since April 3rd. 17 Accepted Offers were entered into the MLS on Monday. Asking Prices ranged from $410K to $85K, with an average days on market of 16 (median of 2). 13 New listings hit the market with an average asking price of $360K. Even with this influx of new Iistings we have a major inventory shortage with only 191 available homes in all of Tippecanoe County. We have yet to break the 200 mark in 2020 for available homes, typically at this time of year we'd like to be in the mid-200's. For closed transactions, only 91 homes have Sold in April. Even if we double that number in the remaining days of April we will be well below the April 2019 total of 227. That being said, 80% of last year will be a win in my book, all things considered. Our clients still need to sell and buy homes, so let's keep using gloves, masks, shoe covers, virtual tours, online signatures only, everything we can to keep it safe.
